you can peel it from the rock completely with tweezers if you grab it right, easier if you can get the piece of rock out but in tank works too

Whatever you do, if you leave even the tiniest amount, it will grow back. Best to hit it with kalk paste, Joe's Juice, or some other aquarium pest control solution.

add freashwater to drop your salinity from 1.025 to 1.022.

My ATO did that for me a few years ago, xenia was gone in a matter of hours and nothing else cared.

My refractometer decided to recalibrate itself and I went down to 1.018. Xenia never missed a beat.

You can give me the rock and get it back after 2 weeks, that's how long Xenia survives in my tanks - no idea why...

My only 2 guesses on what happened are:
1) My nitrate levels rose to 20 from 0. I have done so many water changes to fix it that my tank started cycling and had a small spike of ammonia. (It has since leveled out but the nitrate level is still at 20). - Could this be the reason? If so anyone know how to reduce the level safely for xenia?
2) I used the product 'Aptasia x' for the first time ever. Could this have detrimental effects on my xenia?

River City specs:
River City currently has most items from Indonesia:
2 frogspawn, 2 torchlight anemone, a giant crop of xenia,
2 types of acropora, some tiny star polyps, mushroom coral, 2 mated clownfish, and 1
bicolor pseudochromis named Purplow.
My lights is Coralife 65w Actinic, 65W 10K Day, and 3 LED moon lights.

I have 40 lb of live rock total, a Visi-therm Stealth heater, a Seaclone protein skimmer, an Eheim Classic canister. I don't know the depth of my sand.
My water quality is excellent, 78°-82 degrees, Fsg 1.023-1.025, pH 8.2, & RO/DI water

you listed everything but the size tank! lol! Im thinking that cannister filter has something to do with your nitrates. clean it well and get on a maintenence schedule so you doint get a build up.

what is your calcium, alk, and magnesium? not sure how much these numbers will help but can determine if something is "off"

did you get a little too close to the xenia with the aiptaisa X? if you used too much in one sitting it could have a pretty large effect depending on your tank size.

last but not least check your test kit, or at least verify the 20 ppm nitrate with another kit of at the LFS.

odd I have done that twice and both times my xenia was melted away in less then 12 hours.

I would say peeling it off is easiest. We tried Joes Juice on xenia, mushrooms, and kenya tree it did nothing to any of them lol. We can't kill xenia for nothing, my bf does water changes one a week and I never do them so no idea why we can keep it.
