So I've had some ups and downs. Right now things seem to be on the upswing. I'm fighting off dynos, which will take a few months I imagine, but corals are looking decent IMO. I've been running ALMOST a year and really just waiting on everything to stabilize after all the initial changes.

Tank is 48 long, 24 wide and 16 high.

I went back to what I was comfortable with. I have an 8 lap ati t5

Bubble algae is an anomaly! I swear you can have the cleanest tank and STILL get it.

What am I doing? I went through a few days of black out... Seemed to help some. I also started dosing MB7 to try and starve it out. I vac the sand every other day (not water change, but just through a filter sick and back into the sump. Skimmer is also a little wetter than normal.
Nothing drastic really. Patience wins the game in reefing.

Nice build! What kind of equipment are you running?

Nothing crazy .
Lights : Ati 8 lamp t5
Kalk stirrer
Mrc M2 CaRx
Octopus skimmer (I consider this my weak link)
1 Gyre
1 mp40w es
Trigger systems emerald sump
Apex controller
==========

Temp runs a max of 78
Ph ~ 8.1
Alk ~ 9.5
Ca ~ 440
Mg ? (Need a new test kit)
No3 undetectable
Po4 undetectable ( this could be a false reading due to the dynos I'm fighting off)
......
Hopefully the tank will take off this year since I have gained some stability.
I really doubt w unstable alk early on, which can just be a real pain
