This is very key, if you can accommodate/tackle the other questions concerns above then you are on the right track. Patience is key here, so is planning.
I am not sure anyone can really tell you to do it or not but yourself. It sounds like a good investment either way. If you set it up then you got a steal on it, it you decide not to then you can make some money there.
