APEX alarms make me CRAZY

alarm program:

If TF_Lea CLOSED Then ON
If Skimma OPEN Then ON
If TF_Tem > 80.0 Then ON
If Sump_H CLOSED Then ON
If Sump_L OPEN Then ON
If Error ATO_Pump Then ON
If SR_Lea CLOSED Then ON
Min Time 000:10 Then ON

Overnight - alarm triggered on "If Skimma OPEN Then ON" - rightfully so. My skimmate locker was full and turned off my skimmer pump. Great - that's what I want to happen.

Get up this morning, clean out skimmate, Skimma sensor goes back to CLOSED as it should, Skimmer turns back on as it should.

APEX WON'T STOP SENDING ME ALERTS - the alert states...
"(Apex Fusion Alarm: TankRoom) Date: 2018-10-11 09:15:43 -0400

Status: ON

Statement: Set OFF"

I manually switch the alarm to OFF (it's been on AUTO as it should be) - wait for 30 minutes, put the alarm outlet back to AUTO and it immediately sends me another alert.

I really do love the Apex - except for these stupid alerts - they don't do what they are supposed to do and I end up disabling them for anything except things that equate to "HOLY COW - EVERYTHING's ABOUT TO DIE" kind of events.
 
Perhaps - I've figure it out.
I've added a SET OFF to the top of the programming for the alarm outlet.

Maybe that will force it to clear when a sensor has gone back to normal
 
I use virtual outlets for my alarms. That way I can disable individual alarms when needed instead of all of them. I use it all of the time with my ATO reservoir alarm. I really do not need to refill it immediately and I don't need to be reminded every hour that the reservoir is empty.
