flooring choice for GA living room

Hey guys,

I'm moving to Atlanta, renovating my condo, and bringing my ~120g reef system. What's a good floor choice for a Georgia living room? I was thinking tile would be nice. Cool in the summer, attractive looking, and spill resistant. However, I am also worried about resale value.

Do tile living areas (living rooms, bedrooms) sell easily down South? What would you put in your living room or bedroom with a reef tank?

One option to consider, if you are on a slab, would be to stain the concrete. I had a stained and sealed slab floor when I lived in savannah and I loved it. When you are ready to resell, put down what ever you want to make it look however you want and go from there.
 
Hardwood. although the stained concrete idea deserves merit. That's what we will do in the new shop.
 
If you have dogs go with vinyl. My last house had wood and the dogs destroyed it.
 
I love my hardwoods, but if you have high traffic, like stated above, you may want to consider other options...

I've seen the stained concrete at a couple of homes here. It actually looks pretty good!!!

Not a big fan of carpet. Stains, smells, etc...
 
thanks guys! lots of votes for laminate/vinyl. That would actually be ideal in terms of resale and appearance. What is the difference between the two? Will these products withstand the occasional spill? Any specific brands recommended?
 
Tile is the best floor. vinyl sux, carpet stinks and handles water almost as bad as wood.
 
We do a lot of tile in living areas now, excluding bedrooms, personally I'd go a prefinished hardwood if you don't want to have to deal with all the sanding/stain/poly with regular hardwoods, plus they come in a wide variety of finishes and are fairly easy to maintain. Hardwood would probably have the best resale value and can be refinished unlike a laminate.
 
stone will be the best for resale vs all the others as long as the seams are fitted right silver inlay will push value even higher
 
We have Travertine 18 or 24 throughout house except carpet until we get get rid of ..............

I'm thinking it will last a few years.......
 
it's just a small condo. living room is maybe 250 square feet. Bedroom maybe 150.

seems like there are lots of viable options. basically everything except carpet, which is what's there now.

if i did hardwood I would definitely get prefinished.
