Need help. Something is killing my soft corals

I had some Xenia and mushroom melt away. Then my Duncan's have it and I've tried to figure out what it is. It's brown in color and it spreads quickly. I've used coral reef dip to help but it didn't. Any help would be great.

Really hard to tell. Google brown jelly and see if that's what it is

That's a pretty Xenia thing to do, but that doesn't make sense for the other corals.
I can keep SPS all day, but I'm 0-2 on Xenia. That's probably a good thing looking back...
 
Brown jelly mostly affects Euphyllia sp.

Duncans are a hard coral, not a soft coral.

Xenia can melt down during temperature swings.

Post all your parameters, including temperature and specific gravity. It's unusual for something to occur like that among different species.
